AN ORDINANCE OF THE BOROUGH OF RUTLEDGE AMENDING
AREA AND BULK REQUIREMENTS IN §27-305, OF THE
BOROUGH OF RUTLEDGE’S ZONING ORDINANCE
WHEREAS, the existing Zoning Ordinance regulates Area and Bulk requirements in the Borough of Rutledge for Single Family Detached Dwellings.
WHEREAS, after consideration of the Planning Commission’s investigation and recommendations relating to Area and Bulk requirements, the Borough Council has determined to accept these recommendations.
WHEREFORE,the Council of the Borough of Rutledge does hereby ORDAIN as follows:
SECTION 1. The Borough of Rutledge Zoning Ordinance §27-305 is hereby amended to read as follows:
Unless specifically stated otherwise, the following shall be minimum requirements:
- Single-family detached dwelling:
(1) Lot area – 10,500 square feet
(2) Lot width – 60 feet
(3) Front yard – 25 feet
(4) Side yards – 15 feet each
(5) Rear yard – 40 feet
(6) Building coverage – 24%, maximum
(7) Impervious surface – 40%, maximum
(8) Building height – 35 feet or three stories, maximum
SECTION 2.  Borough Council authorizes the appropriate Borough officials, officers, solicitor and employees to take any and all necessary actions required to carry out the intent of this Ordinance.
SECTION 3.  All Ordinances or resolutions or parts of Ordinances or resolutions, insofar as they are inconsistent herewith, are hereby repealed.
